Based in Rochester, Vermont, I bring 16 years of hospitality aquatic management to Vermont's pool and spa owners and hotel properties. My career spans executive-level facilities management at resorts and boutique hotels — overseeing water features of every scale, from residential pools to large-format commercial aquatic systems.

As a Certified Pool Operator through the Pool & Hot Tub Alliance, I provide the documented, professional service that four-star properties demand — now available statewide to homeowners, vacation rental managers, and commercial facilities across Vermont.

Through Oversight LLC, I also offer dedicated hotel monitoring and advisory services — IoT sensor networks, continuous remote monitoring, and the kind of expert advisory that keeps engineering teams ahead of problems rather than reacting to them. Most hotels have monitoring software. What they don't have is an expert on the other end of the alert — someone who knows what a trending ORP reading means at 2am, who understands the difference between a sensor glitch and a developing chemistry failure, and who calls the engineer before guests notice a problem.

Oversight provides that. We install a purpose-built IoT sensor network at your property covering pool and spa water quality, HVAC and climate systems, and water leak detection. From that point forward, Dylan and Lindsey monitor it daily, respond to alerts, and deliver a written engineering report every Friday — researched and written, not software-generated.

Every Oversight client has a single named advisor who knows their property's systems, history, and quirks. When an alert fires at 11pm, the person who answers is the same person who reviewed your baseline readings that morning and wrote last week's report.

Installation
A sensor network built for your property
Before a single sensor is ordered, Dylan visits your property in person — walking every mechanical room, pool facility, and rooftop to understand your systems firsthand. You receive a custom sensor deployment plan within 48 hours. Installation is handled entirely by Oversight: every sensor placed, labeled, documented, and photographed. Your engineering team receives a two-hour orientation before we go live. Nothing is left to figure out.

Monitoring
Daily expert review — not automated alerts
Dylan and Lindsey review your sensor data every business day. This is not an alert-forwarding service — it is active human review of trend data, threshold proximity, and the pattern anomalies that automated systems miss entirely. A pool ORP reading trending downward over 72 hours is invisible to software. It is not invisible to us. Every Friday you receive a written engineering report. Every emergency alert reaches a person by phone, regardless of the hour.

On-call advisory
Expert support when something needs attention
When an alert requires more than routine monitoring — active advisory, vendor coordination, or an on-site visit — Oversight engages on your behalf and bills only for the time spent. Standard advisory: $350. After-hours emergency response: $500. Vendor briefing with current monitoring data before a technician arrives: $250. On-site advisory days: $800 + travel. To protect your budget, no more than eight incidents are billed in any calendar month, regardless of volume.

Your maintenance program, organized and running
Optional annual add-on. Lindsey builds and maintains a property-specific preventive maintenance schedule covering all monitored systems — organized by trade, month, and priority, based on your actual sensor data, equipment age, and incident history. Oversight coordinates with your preferred vendors, briefs technicians before each visit, tracks completion, and produces a quarterly PM status report. Every maintenance record is documented and audit-ready for ownership, insurance carriers, and health department inspectors.

Residential Payment Policy

Full payment is due at the time of booking to confirm your slot. Accepted via Stripe — credit/debit card, Apple Pay, Google Pay.

Rescheduling: Same-season rescheduling at no charge with 48-hour notice.

Cancellation: No refund within 14 days of the booking date. Cancellations more than 14 days prior receive a full refund.

Saturday service: Not available for routine bookings. Emergency callouts only, subject to availability and after-hours surcharge (+$150).

Commercial Payment Policy

50% deposit is due at booking. The remaining 50% is due within 7 days of job completion (net-7), invoiced same day as the CPO report.

Cancellation: Deposit non-refundable within 14 days of scheduled date. A $75 scheduling fee is retained for cancellations before dispatch.

Net-30 terms available for established commercial accounts upon request.

ACH bank transfer preferred for commercial invoices. Card payments accepted via Stripe invoice link.

Emergency Callout Policy

Full estimated job cost collected before dispatch — no exceptions. Includes the $400 non-refundable callout fee, estimated hourly charges at $225/hr (minimum 1.5 hours), and any after-hours surcharge ($150).

Service scope: Emergency service covers diagnosis and stabilization only. Equipment repair requires a separate written agreement.

No swim-ready guarantee: Chemistry correction may require 24–72 hours to fully stabilize after treatment.

Chemicals & Scope

Chemicals: All chemicals billed at cost plus 20%. Client authorization required in writing before any chemicals are applied.

Scope: Pool and spa services and inspections only. Pool construction, renovation, and equipment installation are outside scope and will be referred to qualified contractors.

Written reports: Provided at completion of all openings, inspections, commercial jobs, and emergency callouts — delivered by email same day.

Payment Security

All online payments are processed by Stripe, a PCI-DSS Level 1 certified payment processor. Your credit card number, CVV, and banking details are entered directly into Stripe's secure environment and are never stored on this website or by Dylan Hoyt.
